Home Repairs driving you crazy? Don't ignore them, fix them! Too often when I am showing a home, there are the simplest issues that have turned my buyers away. Many buyers aren't looking to fix anything when buying a home. Especially when the home is over priced.
If you have a leak in your roof, fix it professionally. If your hot water tank is on its last leg, replace it. If the dishwashers leaks from time to time replace it too!
When I walk into a home...the fewer issues I see, the more I believe the owner took care of their home. Just recently I showed a home that not only had cupboard doors hanging by a thread but there was built up dirt everywhere! It left me thinking that if this was considered "show ready" for them, I'd hate to see what was behind the walls or what they patched up versus fixed. And, this resulted in a not so great sales price for them in the end.
By not the ignoring home repairs... it will show pride in your home. If a home is "clean" it'll still show well even if the home has some clutter. A clean home means the ceiling fans don't have dust hanging from it, the baseboard trim is clean and the window sills are free from grime. There are many more but these are what I look for. I actually prefer to not have the home freshly painted because this way I can see if there is any leak stains etc. But I do expect the walls to be clean. 🙂
Bottom line: If you're not willing to full on repair/replace something, reflect that in the price of your home.
